Every preliminary judgement follows the same structure: finding, evidence class, priority and cost corridor for each position.

The documents show a recurring moisture load above grade. Whether splash water, failed connections or rising damp is the cause will be decided by the on-site survey. The corridor covers diagnosis and repair.

Recommendation

Negotiate a price adjustment or remediation before handover for the priority A position. Clarify priority B positions through measurement and specialist inspection before the deed. Include position C in the capex plan for the first five years.

Independence has a different price

An agent is paid for the transaction. Larium for the quality of your decision.

On a CHF 1.5 million home, a typical two to three per cent estate-agent commission equals CHF 30,000 to 45,000. The Larium preliminary review costs roughly 0.1 per cent of the purchase price and works consistently on the owner's side.
